The number one question is always the same; how much will my loft conversion cost?
Probably the easiest way to answer this question is to tell you that no two loft conversions are ever the same and that a loft conversion to a bungalow in Wales is not quite the same as a loft conversion to a Victorian terrace in London’s fashionable Clapham.
Not only do loft conversion costs vary depending on the locality or region but they also vary tremendously with regard to the type of property and type of loft conversion you go for.
A budget loft conversion consisting of a staircase and an open area with sloping ceilings will run you at least £15,000 and that’s without any kind of finishing off works.
Some homeowners think its just a matter of covering over the existing loft floor with interlocking chipboard and popping in a staircase and window or two but it is not as simple as that.
For starters the existing loft floor is not actually a floor but a bedroom ceiling and was never designed to do the job of a floor. Any attempt to create a floor from the existing ceiling structure will simply go hammock like within a few years and actually undermine the safety of the upper floors.
Loft conversion costs reflect the amount of work that is required to create safe additional space that meets current building regulations and fire safety laws. In most all cases you start the project by finding a local architect and commissioning loft conversion plans. Discussions with your architect is likely to reveal to you most of the possibilities with your proposed loft conversion and as soon you have plans then you can get the loft conversion companies and the builders in to discuss costs.
A top of the range full mansard loft conversion will cost you in the region of £40k to £70k depending on location and size whilst a dormer loft conversion will costs you between £20k to £40k once again depending on location, type and size of property.
Loft conversion is a specialist job and ideally you would be wise to get quotes from loft conversion companies rather than general builders. The advantages are that:
- The loft conversion company is likely to finish the job quicker;
- The loft conversion company is usually works out cheaper as most likely they have in-house engineers and access to specialist trade and services such as bespoke steel, joinery services, scaffold hire and waste services;
- Their level of experience should undoubtedly deliver a better design and finished product for your money.

It’s your money so don’t be afraid to ask for a cost breakdown. You can even find out how much the loft conversion companies are charging you for the scaffold hire and skip hire with a view to supplying these services to save some money.
Don’t even think about employing a loft conversion company - even if they have lovely glossy brochures - without going to see some of their work and speaking directly with the homeowners. If they can’t show you some of their work then look for another company no matter how much discount they offer you.

You might think I’m a bit extreme here but if you want to gain a little respect from the loft conversion company and to ensure that they treat you correctly and provide you with a decent project for your money then this is the way forward. Once they know you’re on the ball you will get a far better service.
